Many of us aspire to own a landed property someday. Landed properties are often considered a status symbol of how successful you are because owning a huge, multi-story house with its own garden is often thought to be an expensive affair, reserved for the rich. 

While it is true that you must be, at the very least, a millionaire to buy landed property, we want to debunk the myth that owning landed property is only possible if you have rich parents to inherit them from. In fact, there are still plenty of relatively affordable ones that are going at reasonable prices, comparable to that of a private condo. 

But don’t just take our word for it: Here is a curated list of 10 affordable landed properties listed on PropertyGuru that will cost you less than $2 million.

1. Loyang Villas – from $1.55m

Loyang Villas is a terrace house project located along Loyang Rise. There is easy access to public transport via MRT via the East-West Line (EWL) and Downtown Line (DTL) as Loyang Villas conveniently sits between Pasir Ris and Tampines. There is also an upcoming Loyang MRT on the Cross-Island Line (CRL), which will further improve accessibility in the area. Its proximity to the various business parks in the East makes it a good location choice for those working in the Changi Business Park or Loyang Industrial Park.

If you love nature, Loyang Villas also has plenty to offer with the surrounding greenery and estate park for its residents. You can enjoy a stroll in the neighbourhood at the end of a busy day at work to rest and relax. Families with children will also appreciate the nearby schools like Dunman Secondary School and Tampines Junior College.

2. Westville – from $1.43m

Located at District 22, Westville is a 99-year leasehold terrace development by First Capital Corporation. Westville is near many MRT Stations in the West Singapore, such as Pioneer MRT Station, Boon Lay MRT Station, and Lakeside MRT Station. It is also within a few minutes’ walking distance to reputable schools such as Westwood Secondary School, Pioneer Primary School, and Pioneer Secondary School.

With prices mostly under $2m, Westville is one of the most affordable landed projects in Singapore, which makes it a good choice both for own-stay or for buying as an investment property for rental income.

3. Villa Verde – from $1.55m 

Villa Verde is a terrace landed property development that is located in District 23, in the Choa Chu Kang area. There are a total of 515 terrace units in Villa Verde, each of them standing at 3-storeys high. It was completed back in 2002 by Keppel Land. 

Within the vicinity of Villa Verde, there are plenty of educational institutes for parents to choose, from kindergarten to secondary schools. This makes it a good location for families with children and/or young couples who are planning to expand their family soon.

Located in the East, East View Garden is situated along Meragi Terrace in District 16. It is an older terrace housing estate that was built in 1977, featuring 70 landed homes which are a mix of freehold and leasehold (99-year and 999-year).

Built in 1997, Kew Residencia is a landed property development that was designed to mimic a resort. Leveraging on the plot’s close proximity to East Coast Park, the developer Far East Organization developed Kew Residencia into a resort-like development where residents can wake up to the sea, sand and sun on a daily basis.

8. The Shaughnessy – from $1.8m

Developed by Allgreen Properties Limited, each unit at The Shaughnessy comes with three storeys, and are at least 3,284 sq ft. For each unit, the maximum that you have to fork out is only $1,900,000, which is reasonable for a landed properties of this size.

Another cluster project, The Shaughnessy is a terrace development with condo facilities. But unlike most cluster houses that feature only basic facilities like a small pool and fitness gym, The Shaughnessy actually has a basketball court, tennis court, and even putting green! 

All that for under $2m? Sounds like a good deal to us.

10. D’Manor – from $1.85m

D’Manor was developed back in 2001 by Riverside Investments. Located in District 16, D’Manor features 174 three-storey landed property houses. It is conveniently located less than 400m from the nearest Tanah Merah MRT. It is also supported by a number of bus stops in the area to facilitate easy travel to and from the estate to the nearby shopping malls and eateries.

One of the unique selling points about D’Manor is that it comes with condo-like facilities even though it is a landed property development. You can find common condo facilities like BBQ area, swimming pool, clubhouse and gym room in D’Manor. 

With an asking price range between $1.85m and $2.35m, it is on the higher end but the space that comes with it makes it a bargain buy.

What’s wrong with these landed properties? Why are they so cheap? 

And there you have it – actual proof that landed properties can be as affordable a condos! You must be thinking: Something’s definitely got to give, especially when you’re on such a tight budget, right? That’s true to a certain extent, but they’re all pretty minor in our opinion.  

Firstly, you’ll notice that these landed homes are all terrace houses, which is the smallest type of landed property. While this may matter to some in terms of “face”, if you’re talking about practicality, it’s more than enough living space for even a three-generation family. 

Most of those featured on this list are also leasehold. That’s unsurprising, as freehold (and 999-year) properties that are this spacious usually cost way more. That said, it’s not impossible to find freehold or 999-year leasehold units at this price point, if you only look hard enough.

Lastly, the more affordable landed properties are usually located in the Outside Central Region (OCR). These are further away from the main city area. Although definitely less convenient than living in the heart of say, Orchard Road, most of these are at least within minutes to an MRT station, which makes them reasonably accessible. 

So there, there’s nothing “wrong” with these landed properties. 

On a final note, when shopping for landed properties, be sure to look out for the 1. remaining lease, and 2. condition of the home. Some landed home listings can be as cheap as under $1 million, but these usually either have only a few years left on the lease, or are extremely rundown and require major (very costly) renovations. 

Alternatively, if you think that $2m is still outside of your budget, why not consider getting a condo instead of a landed property? There are lots of spacious freehold properties that you can buy for less than $1million
