Why is River Valley a hotspot for new launch condos in 2020?

Of all prime district neighbourhoods in Singapore, River Valley stood out to developers sniffing out en bloc and Government Land Sales (GLS) opportunities prior to the July 2018 cooling measures.

The main reason is because the developers recognise that the upcoming Great World MRT station on the Thomson-East Coast Line (TEL) will drastically boost the neighbourhoods’ appeal among both owner-occupant buyers and investors. In terms of amenities, the new MRT station will be the final piece of the jigsaw for the River Valley neighbourhood, which already has a comprehensive shopping mall (Great World City), a primary school, and a number of international schools in the area.

Add to that the walking distance to Orchard Road and leisure precincts of Robertson Quay and Clarke Quay along the Singapore River and we have a neighbourhood that appeals to people from multiple walks of life, including both locals and foreigners.

Comparing The Avenir, The Iveria and Riviere condos

When comparing the three newly launched condos in the River Valley area, it’s important to note the similarities and differences. The Avenir (former Pacific Mansion) and The Iveria (former Riviera Point) are en bloc sites, whereas Riviere is a GLS site that includes the conserved buildings that once housed popular nightspot Zouk.

Riviere is also within walking distance to Havelock MRT on the TEL.
